Do's and Don'ts of Water Damages

“I have a water damage in my home. Can you help me?” No homeowner wants to make that call, but it unfortunately happens to many. Once you’ve made the call to SERVPRO of Maitland-Casselberry, what can you do?
Thankfully our staff is trained to walk you through the job process and offer some tips you can use to help mitigate your loss while you wait on our crews to arrive. Here is a list of some of do’s and don’ts that might also help.
DO:
- Shut off the source of water if possible or contact a qualified party to stop the source of water.
- Turn off circuit breakers for wet areas of the building when access to the power distribution panel is safe from electrical shock.
- Remove as much excess water as possible by mopping and blotting.
- Wipe excess water from wood furniture after removing lamps and tabletop items.
- Remove and prop up wet upholstery cushions for even drying.
- Place aluminum foil or wood blocks between furniture legs and wet carpeting.
- Remove to a safe, dry place any paintings, art objects, computers, documents and other materials that are valuable or sensitive to moisture.
- Use wooden clothespins to keep furniture skirting off damp floors.
- Hang draperies with coated hangers to avoid contact with wet carpeting or floors.
- Hang furs and leather goods to dry separately at room temperature.
DON’T:
- Enter rooms with standing water where electrical shock hazards may exist.
- Enter affected areas if electrical outlets, switches, circuit breakers or electrical equipment are exposed to water. Always avoid electrical shocks hazards.
- Leave books, newspapers, magazines or other colored items on wet carpets or floors to cause staining.
- Leave Oriental rugs or other colored rugs on wet wall-to-wall carpets to cause staining.
- Use your household vacuum cleaner to remove water, possibly causing electrical shock or damage to the vacuum cleaner.
- Use TV’s or other appliances while standing on wet carpets or floors, especially not on wet concrete floors.
- Turn on ceiling fixtures if ceiling is wet or enter rooms where ceilings are sagging from retained water.

Storm Tips from FEMA

Central Florida is well known for storm season. We are all familiar with the steps we need to take to prepare our homes and businesses, but a little reminder never hurts! Here is a list of tips from FEMA-the Federal Emergency Management Agency.
For your Home:
- Cover all of your home’s windows with precut plywood or hurricane shutters to protect your windows from high winds.
- Plan to bring in all outside furniture, decorations, garbage cans and anything else that is not tied down.
- Keep all trees and shrubs well trimmed so they are more wind resistant.
- Turn off utilities if/when instructed. Otherwise, turn the refrigerator thermostat to its coldest setting and keep its doors closed.
- Turn off propane tanks.
- Ensure a supply of water for sanitary purposes such as cleaning and flushing toilets. Fill the bathtub and other large containers with water.
For your Business:
- Carefully assess how your company functions, both internally and externally, to determine which staff, materials, procedures, and equipment are absolutely necessary to keep the business operating.
- Identify operations critical to survival and recovery.
- Plan what you will do if your building is not accessible. Can you run the business from a different location or your home?

SERVPRO of Maitland-Casselberry enjoyed supporting the Maitland PD and community at the National Night Out this year and can't wait for next year!
SERVPRO of Maitland-Casselberry is part of a large family of franchises but we are locally owned and operated. We take pride in our community. We recently participated in a community event that was put on by the Maitland Police Department called National Night Out.
Our team had so much fun talking to the community during the event. We had a truck on display and games for kids (and adults, because who doesn’t like games?!?!) to play. So many people commented that they knew who we were because of the big green trucks. They are visible in the community constantly.
We often jokingly tell our customers that we are like the doctor. We are here if you need us but you hope you won’t have to call. What Happens After You Call Us For Fire Damage?

What happens after you call SERVPRO of Maitland-Casselberry when you’ve had a fire damage at your home?
- If the fire department was called to your home we will wait to enter the premises until they have released the scene.
- We will send in our Production Manager to begin documenting the loss by taking photos and measurements of the structure. If water was used to put the fire out we will address the water damage as well.
- Our Production Manager will identify any safety issues and find out if any residues exist.
- Next we will determine what is restorable and what method of restoration will be most effective. We will also coordinate with your insurance adjuster to determine how to mange any items that may need special attention.
- SERVPRO team members will begin to clean walls, ceilings and flooring followed by upholstery and other contents and finally treated for deodorization.
- Once cleaning is complete we will conduct a final walk thru with you and work with you and your insurance company to complete billing and close out your claim.

“I know this isn’t our relationship, but I just have to say I love you and thank you!” I busted out laughing and replied “I’ve never had a customer say that to me, but I’m so glad we are able to help you!”
When you think about WHY you do what you do, what makes you tick, what comes to mind? For me it’s helping people. Not many people really go into the restoration industry on purpose. For most of us it was the job that was available at the time we needed it. But for those of us who stick around, we are here because we like helping people, making a difference in their life when they don’t even know who to turn to.
The entire SERVPRO community lives by this creed, the notion of always being available to help families and communities in need. I’ve seen this time and again, even within our own community. A few years ago there was immense damage to a local SERVPRO office and to their employee homes during a hurricane. Those team members all gathered to help their community first. As a team SERVPRO’s from across the country came together to help that location get back on its feet. From sending crews down to the area to help the community to making donations so they could rebuild their office, we made sure that they knew they are part of our SERVPRO family.

Photo Inventory-Why You Need One for Your Business

Make sure to take photos and save them yearly. This will come in handy if you ever have a content claim with your insurance company.
While you probably have business insurance that covers the contents of your business if they are lost, you probably don't have pictures of the contents you own. Why would you need pictures you ask?
People are often surprised that if their property is lost, destroyed or stolen getting it replaced is not necessarily a straight-forward process with their insurance company. For example, if you were to lose a desk in a fire and don't have a picture inventory the amount you will be reimbursed could be a surprise. Your $1000 mint condition 'classic' desk could get valued based on age and 'market-value', leaving you with a lot less money than you expected, and needed, to replace it. A photo inventory helps to alleviate this stress.
At the very minimum we suggest a slow walk-thru video of each area of your business that has contents. From this you can capture still photos of each item. If you have the time to take photos, this would be best. Add this to your list of yearly tasks that are completed for an easy way to make sure this is completed.

One of the best steps you can take to prepare yourself for storms, is to purchase a good quality weather radio. A weather radio is designed to alert you to dangerous weather situations, such as an approaching tornado. It allows you to be warned ahead of approaching storms providing you time to seek shelter. A weather radio is one of the most reliable sources for weather alerts. Weather radios have improved in design and have made many other advancements over the years. They are now readily available and very affordable. Most basic weather radios average cost is around $30 and will warn you of all types of weather advisories and public announcements. Some models can be programmed to only alert you of specific weather alerts you designate.

- “Can’t I just put in some fans?” Fans help, yes, but are not the only part of the drying equation. Fans help to push the moisture from your walls, ceilings, and floors into the air, and our commercial dehumidifiers help to pull all that water out of the air. Through a formula known as Psychrometry we can determine how many air exchanges it will take to dry your home or business with the equipment we place. Thats some fancy math!
- “I’ll just rip up my flooring. Insurance will replace it.” Hold up, wait a minute! Often flooring can be dried in place and then cleaned after it is dry. It is more cost effective to do this than to replace flooring that is still in good condition. Ultimately saving claim funds is better for you and your insurance company.
- “Open the doors and windows to help it dry out.” We are begging you, PLEASE do not do this unless you are instructed to by a water damage professional. If you live in a climate that is humid (hello Central Florida, looking at you) it is going to be more detrimental than helpful. The goal is to dry your structure, the natural humidity is going to make that worse. In fact, it would be better to turn your AC down so that it stays on until we get there with commercial equipment to begin drying.
- “UGH, this equipment is so HOT and so LOUD! I’m turning it off because I can’t sleep, work, or think!” You aren’t wrong. It is loud. It is hot. And it does make work, sleep, and even thinking hard to do. We PROMISE that if you stick with it and allow the equipment to do its job your home or business will dry much faster than if you turn it off and it only gets to work in small increments. Also, turning equipment off and allowing moisture to stay trapped will potentially lead to microbial growth (yep MOLD). I can promise you that 5 days of drying equipment is better than 10 days of mold remediation…not to mention that improperly handling your water damage can open issues with coverage for your claim with your insurance company. Trust me, it’s worth it to leave the loud, hot equipment on.
- “I thought you said you were getting paid by the insurance company. Why are you sending me a bill?” Our company works with all insurance companies. That being said, as the policy holder YOU are the one that the insurance company will send payment to (about half of the time). You will then need to forward payment to us. We do submit billing to the insurance company for you and we do work with your adjuster to close out payment for our services. We will also do our best to help you through the claim process. Ultimately, as the homeowner, or business owner, it is up to you to make sure payment is received for services rendered. If your insurance company determines that your loss is not covered by your policy you will be responsible for payment. We will always do our best to work with our customers if this is necessary.
- “I heard it only takes 3 days to dry out a house.” While it is true that many homes can be dried in a few days every structure is different. There are MANY unforeseen circumstances that can affect drying time. There are certain “best practices” that we adhere to for drying that help ensure timely progress. We also perform moisture inspections daily during a dry-out. This allows us to reposition equipment if we need to, remove equipment from areas that have dried, and to make sure that we are watching progress of anything that may require additional help.

We have all heard the low, quiet, annoying beeping sound from inside the house that feels like it never beeps when you are standing next to it. Yes, you know what we are talking about, the smoke alarm. Did you know that the beeping sound is a reminder to change the batteries and perform a quick service to ensure it is working properly? The question is, do you know how to service your smoke alarms? We found some tips from NFPA (National Fire Protection Association) about how to maintain your smoke alarms.
- Smoke alarms should be maintained according to the manufacturer’s instructions.
- Test smoke alarms at least once a month using the test button.
- Make sure everyone in the home understands the sound of the smoke alarm and knows how to respond.
- Follow manufacturer’s instructions for cleaning to keep smoke alarms working well. The instructions are included in the package or can be found on the internet.
- Smoke alarms with non-replaceable 10-year batteries are designed to remain effective for up to 10 years. If the alarm chirps, warning that the battery is low, replace the entire smoke alarm right away.
- Smoke alarms with any other type of battery need a new battery at least once a year. If that alarm chirps, warning the battery is low, replace the battery right away.
